If you notice water coming in around your bathroom exhaust fan, or staining on your ceiling. There is a really good chance that the plumbing vent roof boot has failed. The roof boot is a cheap fix if caught early, before extensive water damage happens to the ceiling. This picture shows a roof boot that is no longer sealing around the plumbing vent pipe. This style of roof boot tends to last 10-15 years before they begin to dry rot and crack. If your roof is around the 10 year old mark it is a good idea to get up on the roof and check the condition of the roof boots. Also while you are up there look for missing or damaged shingles.
